Project Overview We are seeking an experienced freelancer to prepare Building Control Full Plans for the conversion of a property into a 6–10 bedroom HMO (House in Multiple Occupation) in Greater London. The plans must fully comply with UK Building Regulations and the relevant London HMO licensing requirements.
Scope of Work The freelancer will be responsible for producing a complete Building Control package, including: • Drawings & Layouts • Existing and proposed floor plans, elevations, and sections • Detailed room layouts showing compliance with minimum space standards • Kitchen, bathroom, and shared amenity layouts • Fire Safety & Compliance • Fire strategy (fire doors, FD30s/FD60s as required, fire-stopping details) • Smoke/heat detection, fire alarm, and emergency lighting layouts • Protected escape route design, including corridors and staircases • Means of escape windows (if applicable) • Construction & Building Regs • Construction details for walls, floors, roofs, insulation, and soundproofing • Drainage and plumbing layouts • Ventilation (Part F) and energy efficiency (Part L) compliance • Access and facilities compliance (Part M) • Specifications & Notes • Full Building Regulations notes and compliance schedule (Approved Docs A–R) • HMO-specific standards (fire safety, space standards, amenities) • Coordination with structural engineer for load-bearing alterations and calculations (if required)
Requirements • Previous experience preparing Building Control Full Plans for HMOs (preferably 6+ bedrooms) • Strong knowledge of UK Building Regulations and London HMO licensing standards • Proficiency in AutoCAD, Revit, or equivalent software • Ability to produce professional, detailed drawings ready for submission • Understanding of fire safety and sound insulation requirements in multi-occupancy housing
