Your job is to research and complete a detailed spreadsheet of properties that meet the following criteria:
Target Criteria:
Type: Retail, warehouse, or mixed-use commercial properties
Status: For sale with a tenant already in place (leasehold or freehold)
Yield: Net 8%–14%
Location: UK-wide (no specific region restriction)
Where to Search:
Commercial estate agents
Specialist commercial auctions
Portals like Rightmove Commercial, Zoopla Commercial, PropertyLink, and others
Off-market opportunities via contacts or networks (a plus)
Spreadsheet Must Include:
Property address & type
Tenant details and lease summary
Current rent and yield
Asking price
Link to listing or agent/vendor contact
Notes on location and investment rationale
