Hello,
I need to an updated version of my term sheet as an interactive PDF. I have attached what I am currently utilizing, but I need several things updated and changed on the sheet.
I need the fields: Total Loan Amount, Initial Distribution, Interest Rate Annual (%), Term (Months) when Loan Type: DSCR and Payment Type: Principal & Interest are selected to give the total in the Principal and Interest field.
I need the fields: Total Loan Amount, Initial Distribution, Interest Rate Annual (%), Term (Months) when Loan Type: Bridge and Payment Type: Interest Only are selected to give the total in the Principal and Interest field which should be one percent (1%) of the Total Loan Amount.
I need the Reserve Escrow field to match the total of the Principal and Interest field when calculated for either Payment Type: Principal & Interest or Interest Only in the following month amounts: 1, 3, 6, 9, 12. If the Payment Type: Interest Only is selected, the Reserve Escrow is to match one-to-one of the Principal and Interest field. The Reserve Months field is not on the current sheet. This is need on the new sheet please.
I need the Origination Fee (due upon closing) which is will always be a percentage (%) of the Total Loan Amount field, Commitment Fee (non-refundable and due upon execution appraisal), Loan Processing Fee (due upon closing, subject to change), Legal Review Fee (due upon closing), Appraisal Fee (due upon appraisal) and Document Preparation Fee (due upon closing) fields to be totaled in the Lender Fees field.
I need the Estimated Title Insurance & Fees field to be the Total Loan Amount field multiplied by 1.5%.
I need the Estimated Liquidity or Cashback (may include down Payment, escrows & reserves as applicable) field to give the difference of the Total Loan Amount, Lender Fees, and Estimated Title Insurance & Fees fields.
