We require the production of plans for an extension that can be submitted to our local council (Highland Council)for a retrospective planning application . We would also be keen to engage with someone who can offer advice on planning applications and building regulations.
The plans will show a storage room extension and the pre-existing restaurant building to which it is attached, and the creation of a stone terrace to the front of the building.
The extension is approximately 6m x 5m, with a 1.5m overhanging roof at the gable end that is supported by a block wall and columns. Exact dimensions will be provided to the successful applicant. It is set on a concrete pad and is of insulated, timber frame construction with larch cladding to the outside. The roof is pitched and tied into the pre-existing building. One aspect is finished in slate and the other with steel sheeting and a solar array.
There are 3 doors into the extension. One of these is for externally accessing a shower room with sink and wc. A further internal door leads from the extension into the restaurant kitchen. External access is provided into the roof space of the extension under the overhanging roof section.
Power for lighting and sockets is provided and the extension includes a cupboard housing the inverter and batteries for a renewable energy system.
The pre-existing building measures 20m x 5.5m and has a total of 11 window apertures and two external doors.
The new stone terrace measures 40m x an average of approximately 4m plus steps. Construction of 2/3 the terrace is solid, reinforced 230mm concrete block wall, backfilled with spoil with stone flagstones laid on top. Construction of the other 1/3 is solid, reinforced concrete block wall with a block and beam floor with stone flagstones laid on top, creating a storage void beneath.
We require the drawings by the 5th March at the latest.
